PROJECT DETAILS

Rock Creek Logistics Center is a 262-acre industrial logistics center featuring excellent access to I-80 and I-55, frontage on Route 6 and Houbolt Road and a future barge loading and fleeting facility.

 

Ketone Partners purchased the land, located less than one mile from the full interchange at I-80 and Houbolt Road, in March of 2016. Two previous developers proposed industrial projects for the property, but the higher-density developments were not feasible due to the site geology and slope of the land. Ketone Partners recognized an opportunity to re-evaluate the proposed use of the site and developed a site plan that is consistent with the current real estate market while simultaneously taking advantage of the underlying minerals and connection to the Des Plaines River. Less than a year after purchasing the 262-acre property, a 75-acre site was sold to Opus, leaving two additional building sites for development.

 

The overall plan allows for a direct connection to the to the proposed Des Plaines River bridge connecting I-80 to the Joliet intermodal development and a barge-loading and fleeting facility at the Des Plaines River.

CMC Industries, Inc. selected Ketone Partners as its development partner to provide commercial real estate development services for its 1,500-acre Gulf Inland Logistics Park north of Houston.

 

Gulf Inland Logistics Park is a master-planned, industrial and logistics park, managed and developed by CMC Industries, Inc. Located less than 25 miles from the Port of Houston, the 1,500-acre project is rail-served by the BNSF Railway and Union Pacific Railroad, with local switching provided by CMC Railroad. Gulf Inland Logistics Park features immediate access to the national interstate highway system and multiple deep-water ports on the Gulf of Mexico. The existing rail infrastructure supports more than 6,000 railcars each day. Construction of the next project phase is planned for October and will provide necessary turnouts, switches and track designed to efficiently rail-serve manufacturing and transload facilities.

 

Beyond its location and logistical advantages, Gulf Inland Logistics Park is situated in business-friendly Liberty County, one of the most affordable property taxing districts north of Houston with an abundant local labor force. The Park also provides direct access to many Fortune 500 companies operating in the Dayton and Houston market.

Estates at Heritage Bluffs

The Estates at Heritage Bluffs is a 263-Acre Master-Planned community featuring 30-acres of shovel-ready development land, and 100 planned waterfront estate lots.

 

Ketone Partners acquired 263 acres from General Dynamics in Channahon, Illinois to create a new master-planned mixed-use development know as The Estates at Heritage Bluffs. The property features frontage on Route 6 and Bluff Road and is adjacent to the Heritage Bluffs Golf Course. Ketone secured the approvals in July of 2013 to extract sand and gravel from the property. The sand and gravel mining operation will commence in early 2014, and will create an approximately 100 acre lake that is planned as the common area for between 70-100 water-front and golf-course view residential lots of 1 acre each. 30 acres of land along Bluff Road and Route 6 is planned for future commercial and retail development.
