Rock Creek Logistics Center is a 262-acre industrial logistics center featuring excellent access to I-80 and I-55, frontage on Route 6 and Houbolt Road and a future barge loading and fleeting facility.
Ketone Partners purchased the land, located less than one mile from the full interchange at I-80 and Houbolt Road, in March of 2016. Two previous developers proposed industrial projects for the property, but the higher-density developments were not feasible due to the site geology and slope of the land. Ketone Partners recognized an opportunity to re-evaluate the proposed use of the site and developed a site plan that is consistent with the current real estate market while simultaneously taking advantage of the underlying minerals and connection to the Des Plaines River. Less than a year after purchasing the 262-acre property, a 75-acre site was sold to Opus. Six months later, a 36-acre site was sold to First Industrial, leaving 54 acres available for development.
The overall plan allows for a direct connection to the to the proposed Des Plaines River bridge connecting I-80 to the Joliet intermodal development and a barge-loading and fleeting facility at the Des Plaines River.
